Mary D'Ambrosi - Fujisaki - Owner

Mary is an experienced escrow officer with over 45 years in the escrow business. Locally born and raised, Mary grew up in San Pedro and is a San Pedro High Alumni. She has her father to thank for her successful career in escrow. Right after her high school graduation he volunteered her to work at a friend’s escrow company for the summer.  Not having any idea what escrow was, she took on the task and has loved it ever since. In 1999, Owner and President Mary D’Ambrosi-Fujisaki founded Harbor Lights Escrow. She has continued to grow and advance her skills and expertise into becoming one of the leading escrow officers in the South Bay.

Her proven hard work and dedication to the Real Estate industry landed her an exclusive invitation to be a member of the Forbes Real Estate Council - an esteemed group of hand-picked Real Estate professionals throughout the Nation. Active in the Long Beach Escrow Association, the Escrow Institute and the California Escrow Association, Mary is committed to staying on top of all the latest tools and information concerning escrow today. Mary professionally specializes in Residential Sales, 1031 Deferred exchanges, Mobilehome (Dealer and Park) Sales, Subdivision Acquisitions and Tract Sales. Her experience encompasses a variety of transactions from multi-million dollar commercial/industrial properties to modest single family fixer-uppers. To Mary, the type of property is always less important than the people involved.

Mary recognizes the importance of giving back to her community that has been so supportive and loyal to her and her business. She sponsors many charitable events and contributes to many causes in and around the South Bay and Palos Verdes area. Some of the organizations she has contributed to are: The Little Sisters of the Poor, Major Donor of the Peninsula Education Foundation, Los Angeles Police Department Youth Program, San Pedro Bobby Sox, and Eastview Little League. She also contributes to the local schools and churches. Mary is a founding board member of Maria's Closet, a non-profit organization focused on empowering young women and lifting the financial burden of a prom experience. She serves as a Board of Director for H.I.L.O., the Hawaiian Institute of Learning Opportunities, whose primary purpose is to provide education on Native Hawaiian Arts and Culture. She plays a key role in establishing the organization’s 501c3 non-profit status. 

In every aspect of her life, Mary is dedicated to making a difference.

     

    Stellesa Petorella - Escrow Officer

    Stellesa has been a part of the Harbor Lights Escrow team since its inception in 1999. After 18 years of experience as an Escrow Assistant, Stellesa took over as one of our Escrow Officers. A third generation San Pedro resident and graduate, Stellesa has worked with the local real estate community for many years. Besides a proficiency in escrow, Stellesa is also in charge of keeping us all lighthearted. As a people person, Stellesa is always willing to make each transaction a positive and happy one. Stellesa is a member of the "Grandparent Club" to her granddaughters Aubrey and Hailey and enjoys very moment with them.

    Sue Gellman - Mobile Home Specialist

    Sue specializes in Mobile Home escrows including Dealer Mobile Home transactions. Sue has been in the escrow field ever since her husband encouraged her to make the move over 33 years ago. Sue is a Hawthorne native and when not busy with mobile home escrows she is a BIG fan of baseball and football. “GO DODGERS!”  Her love of sports is a natural by-product of raising two sons. However, she is a grandmother to a granddaughter named Caitlyn, and loves every minute of the experience watching her at horseback riding lessons or playing softball.

    Maryann Johnson - Escrow Assisstant

    Maryann joined Harbor Lights Escrow in 2003. She has grown within the organization to handle a wide variety of duties. Maryann is an escrow assistant who assists all Escrow Officers, providing the attention to details that is an essential aspect of escrow business. Maryann enthusiastically supports the company’s mission to provide excellent service and gives each transaction the professionalism and attention needed to close efficiently. Maryann is a San Pedro native and also a proud member of the "Grandparent Club" to Kinsley, Hayden, Gianna.

    Luann D’Ambrosi-Pearce – Escrow Assistant/Executive Assistant

    Also a part of our team from inception in 1999, Luann is a San Pedro native. She rejoined us after taking time away for her son, Zachary. Upon her return, she was our Director of First Impressions, Escrow Assistant and has advanced to Executive Assistant. Luann supports our team of Escrow Officers in all aspects of the escrow transaction and focuses on our banking and closings.

    In addition to her Escrow responsibilities, Luann provides administrative assistance to the President and serves as the primary contact for all vendors. She plays a key role in ensuring our office runs efficiently. She assists in the planning, development, implementation and organizing new systems and processes. Luann provides technical and logistical support for multiple projects, meetings, conferences, events and workshops. She also handles our audits, processes our new hires, and accounts payable.

    Jenifer Javier – Escrow Assistant

    Jenifer joined Harbor Lights Escrow in 2001. She has grown within the organization to handle a wide variety of duties. Jenifer is an escrow assistant who primarily assists Mary, providing the attention to details that is an essential aspect of escrow business. Besides residential sales, she specializes in Mobile Home transactions. Jenifer is committed to service, in escrow, and in communities. She is a volunteer of Team Rubicon, deployed across the United States and around the world to provide immediate relief to those impacted by disasters and humanitarian crises.

    Jessica Summers – Director of First Impressions

    Our newest addition, Jessica, is the Director of First Impressions. She acknowledges that there is only one chance to make a lasting first impression, Jessica follows this quote by Maya Angelo, "I've learned that people will forget what you said, people will forget what you did, but people will never forget how you made them feel". In every aspect, Jessica continues to make each person that comes through the doors at Harbor Lights Escrow or calls, feel that they are important.

    Annette Kaio – Vice President, Business Development

    Annette is a Marketing Strategist whose primary focus is helping our clients succeed. She has spent over 20 years working in marketing for an insurance brokerage firm and non-profit organizations. She determines our Agents' requirements, formulates strategies and offers a vast network of trusted resources. It’s how well you connect with the heart-beating people you’re trying to help.

    Annette is a leader and advocate for her community. She is a prominent and accredited Kumu Hula (Hula Teacher)/Hawaiian Cultural Practitioner of Halau O Lilinoe that has earned local, state, national and international recognition. She co-founded and is the Vice President of Kaio Foundation, a non-profit organization created to provide the perpetuation of Hawaiian culture for the senior community. Annette also serves on the board of the North Torrance High Booster Club - providing funding to the athletic program and scholarships for higher education, and is a panelist for the Face of Leadership: Pacific Islander Leaders of Tomorrow - mentoring college students in becoming community leaders. She believes to be a great leader, you don't always need to be at the forefront. She is a member of HICCSC (Hawaiian InterCouncil Club of Southern California) - providing a cultural center for youth, Surfrider Foundation - tackling issues to protect our ocean, and Unukupukupu - communal & environmental learning.
